American West announces 2016 models

Las Vegas-based American West Homes has launched its new 2016 models. The privately owned business that has been building in the Las Vegas Valley since 1984.

"As we enter 2016, home shoppers are continuing to discover that they can get more for their money when buying a brand-new home from American West," said Larry Canarelli, president of American West Homebuilding Group. "American West offers not only some of the lowest prices per square foot in the Las Vegas Valley, but also more included features than other builders. We've listened to our buyers and met their demands for the newest and best amenities offered in new homes. We build to meet the needs of Las Vegas families."

Located in the southwestern valley, American West's nine actively selling neighborhoods meet the diverse needs of buyers with the offering of mixed architectural designs and floor plans. The new-home designs range from 1,798 to 5,470 square feet with three to seven bedrooms and as many as 6½ baths. Each American West community is a little different and appeals to different types of buyers.

Some of the design features in an American West home include: gourmet cook center; granite countertops with backsplash; dining islands; custom cabinetry; pendant lighting; Whirlpool Energy Star kitchen appliances; Moen water-conscious faucets and showerheads; vinyl-framed dual-paned Low-E windows; energy-efficient radiant heat barrier roof sheathing; protective house wrap; Progressive Home automation; front-yard landscaping with drip irrigation; and a 10-year structural assurance plan.

"Today's home buyers are seeking homes constructed by quality builders with established track records, who stand behind their homes," Canarelli said.

Home shoppers have particularly been impressed by the neighborhoods' locations in the southwestern valley.

"Our neighborhoods are located in new, highly desirable communities such as Coronado Ranch and Highlands Ranch. Residents are close to shopping and dining, great new schools, and brand-new parks," Canarelli said. "The best part is that there are no additional fees like an LID or SID to live in these beautiful neighborhoods."

Four neighborhoods are within the Coronado Ranch community. Neighborhoods include Jones Crossing starting at $273,500, where models measure from 1,798 to 3,072 square feet and offer three or five bedrooms and up to 3½ baths. Priced from $281,500 is SouthBrook, where residences range from 2,018 to 3,026 square feet and offer up to five bedrooms. Reserve offers homes ranging from 2,492 to 4,154 square feet with three to five bedrooms and up to 4½ baths. This community features homes with 2- and 3-car garages.

Also located within Coronado Ranch with prices starting at $372,500 is the luxurious Woodbridge neighborhood, where floor plans range from 3,103 to 4,770 square feet with up to six bedrooms and as many as 4½ baths and three-car garages. The three-story, 4,770-square-foot floor plan offers an elevator, a feature usually only found in custom homes.

To visit Coronado Ranch, take the southern Interstate 215 Beltway to Rainbow Boulevard, head south and follow the signs. American West is constructing three neighborhoods within the Highlands Ranch community in the southwestern valley. The residences at Bridgewater start at $274,500 and range from 1,798 to 3,072 square feet with up to five bedrooms. Brentwood starts at $306,500 and offers homes ranging from 2,122 to 3,990 square feet with three to five bedrooms. The home designs at Highlands Collection range from 1,839 to 2,995 square feet with prices starting at $272,500. The homes offer up to five bedrooms and 3½ baths.

To visit the Highlands Ranch neighborhoods, take Interstate 15 to Blue Diamond Road and head west. Turn south on Decatur Boulevard and follow the signs.

Inverness in the Southern Highlands is the largest series of homes that American West builds. Located behind a guard-gate, the home designs range from 5,200 to 5,487 square feet with prices starting at $641,500.
