Nevada Builder Trade In Program aids homebuyers

Sometimes taking a wrong turn might take you on a different route but lead to the same type of destination. This was the case for Dean and Catherine Britt, whose wrong turn while searching for a specific model home in the southwestern valley led them into a different new-home neighborhood: Copper Ridge by Pulte Homes. Instead of taking a U-turn, they visited the models and discovered their perfect home.

“It was a Saturday, and we were looking for a model home but couldn’t find it. We were at Durango (Drive) and Warm Springs (Road), and I told my husband to just turn that way and into that neighborhood. We had looked at other houses, and we were not just going to settle. When we went into the Parklane model, we knew it was the right home, and it has everything that we wanted,” Catherine Britt said.

Dean Britt said the unplanned turn ended up being the “right” one. “We were looking to move from the home where we raised our children.

We didn’t want anybody else’s issues and decided that we wanted to buy something new. We got lucky, and we made the right turn,” he said.

The Britts knew they would have to sell their 1994 house in order to purchase the brand-new, single-story one. Doubts emerged about the timing — the timing of selling their existing home, how long it would take to build a new one, and if the two could be done at the same time.

Copper Ridge’s sales agent encouraged the Britts to consult the Nevada Builder Trade-In Program, which is offered nationally by Keller Williams International and operated in Nevada by Robin and Robert Smith of the Smith Team at Keller Williams Realty Las Vegas.

The Smith Team helped the Britts decide that buying a home on contingency through the program was feasible.

“Through the program, the Smith Team told us what our house could sell for and did a comparison to other houses that sold.

They gave us advice on what we should do to prepare the home for sale and then listed it for sale. It sold after the first or second showing, and the person who bought it offered more than we asked for,” Dean Britt said.

Catherine Britt felt surprised. “It was almost like I wanted to pinch myself because selling our house was going way too smooth. There were no hiccups, no problems like you sometimes hear of when someone is selling a home,” she said.

The quick sell led to the need for a short-term rental house. Finding short-term rentals is among the many personalized services offered by the Nevada Builder Trade-In Program. When a rental fell through at short notice due to the Britts’ multiple pets, Robin Smith decided to de-list her personal home that she had on the market and rent it to the couple until construction of their new home is complete this summer.

The couple joins a growing number of Nevadans who have sold their home and purchased a brand-new one through a builder partner with the Nevada Builder Trade-In Program. The program had 154 successful sales reported in 2016.

The Nevada Builder Trade-In Program is offered at more than 50 Las Vegas Valley neighborhoods constructed by Beazer Homes, CalAtlantic Homes, Century Communities, Pulte Homes and Woodside Homes, as well as at Sun City Mesquite by Del Webb.

If a homeowner is interested in the program and buying a home at a builder-partner neighborhood, the Smith Team will help the homeowner at no cost by providing a comparative market analysis, advising on how repairs and updates could increase their home’s sales price, reviewing the equity available if the home sells at different price and assessing their ability to purchase the new home.

If a homeowner selects the Nevada Builder Trade-In Program, the Smith Team will list, market and sell the client’s current home at a reduced commission while offering the buyers’ agent the standard 3 percent commission. Additionally, the Smith Team will help arrange for moving services or help locate a temporary rental, if needed, between the sale of the current home and the completion of the new home.

“This program was outstanding. You know the process up front, and they are very straightforward with you. They are very easy to talk to, and they know their stuff,” Dean Britt said. “We went in thinking that selling our home would be a very stressful experience, but they did a really great job, and we are very pleased with how they worked with us.”
