One Las Vegas draws variety of residents

One Las Vegas, a high-rise, twin-tower condominium community on the south end of Las Vegas Boulevard, attracts a variety of residents. From young professionals to empty-nesters and retirees, all are seeking the same things: an amenity-rich, secure and maintenance-free lifestyle in a home that offers stunning views of the valley, Strip and mountains, and a Las Vegas Boulevard location with proximity to all the city offers.

For pre-retirees and second-home buyers, in particular, One Las Vegas is especially appealing because of the community’s flexibility in allowing them to lease their homes for short periods as they transition to retirement. Plus, with current low interest rates and the value of real estate in Las Vegas, now is a good time to buy, according to Uri Vaknin, a partner at KRE Capital LLC. In partnership with Dune Real Estate Partners, KRE Capital owns and manages One Las Vegas.

“Many empty-nester buyers who are nearing retirement are particularly savvy,” Vaknin said. “They are well aware of the advantages of buying now as they plan for future retirement.”

According to Vaknin, Las Vegas is truly one of the last cities in America that is still on sale.

“Real estate prices in other major metropolitan markets have recovered fully, while Las Vegas is still catching up. That means there are still many great values to be had here, and One Las Vegas is among those exceptionally great buys, particularly as interest rates remain low.

That opinion is corroborated by expert economists, including Lawrence Yun, chief economist at the National Association of Realtors. According to Yun, it’s still a “few years out” before resale prices hit new highs in Las Vegas.

“With the opportunity and freedom offered at One Las Vegas for owners to lease their homes on a short-term basis, they enjoy the flexibility to ensure their home is available when they want to come to Las Vegas while generating income when they aren’t here,” he said. “It’s a win-win opportunity for an increasing number of One Las Vegas buyers who are taking advantage of this unique and smart arrangement.”

This guard-gated community boasts a full-service concierge, 24-hour courtesy patrol, electric car charging stations, daily coffee bar and climate-controlled, full-size storage units for each residence, a real plus and exceptional amenity not commonly found in most high-rise towers. In fact, the community’s spacious and expansive storage units function well as owners’ closets, making it easy for residents to store their belongings when leasing their homes for short periods.

One Las Vegas recently completed a $2 million reimagination that has elevated the community through art, design and lifestyle. Created and curated by a dream team of specialists, standouts include commissioned artwork; towering palms at the entrance of the community; and new, upgraded amenities throughout, such as a state-of-the-art fitness center, a resort-style pool, movie screening room, full-service business center and co-op working space, game room, dog park and agility course and outdoor entertainment areas.

A full schedule of social events, activities, outings and other exclusive gatherings for residents is organized by a lifestyle director charged with enhancing the overall social experience for those who call One Las Vegas home.

Homes at One Las Vegas range from 831 to 2,857 square feet, and many floor plans with spectacular views of the mountains and the Strip are available. One-bedroom homes are priced from the low $200,000s; two-bedroom homes from the high $200,000s; and three-bedroom homes from the low $400,000s. The penthouse, which offers 3,000 square feet of sweeping views, is priced at $1.1 million. One Las Vegas is also Veterans Affairs home loan approved, and offers 15- and 30-year fixed mortgages and 10 percent down mortgages through preferred lenders.

One Las Vegas is close to Interstate 15, the 215 Beltway and is minutes from McCarran International Airport. Town Square, just a few blocks north of the property, provides shopping, and scores of dining and entertainment options.

For more information, visit the on-site sales center, which is open Monday through Friday, 10 a.m. to 6 p.m., Saturday from 10 a.m. to 5 p.m. and Sunday from noon to 5 p.m., at 8255 Las Vegas Blvd. South. You also can check out the website at theonelv.com or call 702-405-9020.
