The Ogden offers financing options

The Ogden, the iconic tower in the heart of downtown Las Vegas, provides a long list of perks that make the high-rise community a perfect choice for first-time homebuyers.

That list will soon grow with the imminent addition of Fannie Mae, the mortgage financing program that requires a down payment of 5 percent. The Ogden’s growing roster of financing options, which includes Fannie Mae and Veterans Affairs financing, makes home ownership possible for many people who otherwise wouldn’t be able to be able to buy a home.

“While The Ogden appeals to a diverse range of residents – from first-time buyers to empty-nesters and retirees – it’s particularly attractive to those who have never experienced home ownership or ever understood the remarkable value behind it,” Ogden sales director Stephanie Reese said. “Our sales and financing teams help make the experience an enjoyable one, educating them on the great advantages to becoming a part of The Ogden family.

“Through our exclusive mixers and events, we introduce residents to nearby restaurants and bars, serving as their personal guides to downtown Las Vegas’ hidden gems. Buying your first home is a significant milestone that should be celebrated, and we are here to ensure the celebration continues beyond the paperwork. We are excited for the addition of Fannie Mae financing and look forward to meeting future residents who will soon benefit from the program’s more achievable down payment options.

“The maintenance-free lifestyle and security offered at The Ogden encourage residents to focus their energy on the things that really matter — whether it’s their career, spending time with family and friends, traveling around the world or simply taking that yoga class they love so much, they can do it all.”

With downtown Las Vegas’ growing revitalization, there is no shortage of eateries and entertainment that surround The Ogden. At last count, there were nearly 150 restaurants in downtown, and easily more than half of those are within walking distance of The Ogden.

“Location is everything, and we are proud to be at the center of such a vibrant and animated city scene,” Reese said. “The walkability, culture and diversity in the people who frequent downtown Las Vegas make living at The Ogden attractive to just about everyone. We even have several on-property amenities, such as Sky Deck, our rooftop pool, a fitness studio and pet park, casual workspaces and communal areas for business and social meetings.

“A vintage-inspired beauty lounge, Bombshell, an eclectic venue offering throwback movie viewing parties and cocktails, Oddfellows, along with Rachel’s Kitchen and Itsy bitsy: Ramen and Whisky are all on the first floor of the building, so residents don’t even have to step outside for a haircut, entertainment or a meal.”

Over the last few years, The Ogden has invested approximately $2 million toward enhancements, attesting to the management team’s commitment to reimagining the property, residents’ lifestyles and the overall charm and personality of the community.

Homes at The Ogden range from a one-bedroom, 815-square-foot residence with prices starting in the mid-$200,000s to a three-bedroom plus den 2,044-square-foot home starting in the low $600,000s. Residences feature a modern design aesthetic in keeping with the architecture and the lifestyle vibe, private balconies and expansive views of downtown Las Vegas, the Strip and the mountains that frame the valley.

The Ogden’s open single-story floor plans offer flex spaces that can serve as a home office, den or yoga room, extra bedrooms for accommodating multigenerational family and guests, and spacious windows that fill interiors with natural light.
