William Lyon showcases 13 valley neighborhoods

To be a successful and progressive homebuilder, there are rules you need to follow — and rules you need to break. It's not always easy to know which goes in each category unless you're a builder with a firm grasp of the industry, an eye toward the future, and a track record of making the right choices for your buyers.

That philosophy is seen in 13 new-home communities throughout Southern Nevada.

At Mountain Falls are two all single-story communities priced from the mid-$100,000s: Series I at Villa Serena offers stylish entry into a relaxed life outside the city in Pahrump. They offer four floor plans, measuring as large as 2,102 square feet, and priced from $154,000. Series II at Tivoli steps up in scale with four plans, up to 2,741 square feet, and priced from the low $200,000s. Both neighborhoods offer views of surrounding mountains, desert, and golf course.

In a quiet pocket of town is the only all single-story home community in North Las Vegas — Tierra Este. Priced from the low $200,000s with available buyer incentives, these one-story homes range to 2,434 square feet with as many as five bedrooms and three-car garages.

In the northwest valley is Lyon Estates —recipient of the "Community of the Year" from the Southern Nevada Home Builders Association. Seven plans are offered on homesites ranging from 2,639 to 4,440 square feet with as many as five bedrooms and 4½ baths. Priced from the low $400,000s.

Moving to the southwest valley, buyers will discover two gated, sister communities.

Brookshire Heights, with three fresh and light contemporary two-story designs. Featuring up to five beds, 4½ baths, and 3,178 square feet, along with standard three-car garages. Prices are from the mid-$300,000s. Brookshire Estates offers four single-story, feature-rich executive designs perfect for entertaining, with up to five bedrooms, 4½ baths, four-car garages, and 4,199 square feet. Prices start in the high $500,000s.

Four communities all found in Summerlin include: Allegra in The Paseos; and in The Ridges at Summerlin are The Grand Collection and The Premier Collection at Sterling Ridge and Silver Ridge.

At Allegra, only 87 homesites are offered in this gated community of three two-story plans up to 3,323 square feet. Placed above the valley with quick access to Downtown Summerlin, Allegra possesses unique indoor/outdoor lifestyle features on both levels of each home, priced from the low-$500,000s.

In the guard-gated community of The Ridges at Summerlin are the award-winning Premier and Grand Collections at Sterling Ridge, and the homes of Silver Ridge. Grand Collection homes are priced from the high $800,000s and range up to 4,180 square feet while Premier Collection plans start in the low $1 millions with up to five beds, 5½ baths and 4,871 square feet. At Silver Ridge, buyers can select from models at The Premier Collection, plus have the ability to expand to 4,893 square feet and a fifth-car garage. Silver Ridge homes begin from the low $1 millions.

In Southern Highlands, the guard-gated Tuscan Cliffs neighborhood includes three two-story villa designs reminiscent of Mediterranean luxury. Ranging to nearly 5,000 square feet with up to six beds, 6½ baths, and even a sixth-car garage bay, Tuscan Cliffs prices are from the low $700,000s.

At Lake Las Vegas, William Lyon presents Lago Vista and The Peaks. Lago Vista includes a private beach with golf, mountain and lake views, along with exceptional design features in three two-story plans. These architectural achievements offer up to 5,032 square feet and are priced from the high $800,000s. At The Peaks, three designs up to 3,399 square feet, four bedrooms and four-car garages will be available. Nestled in an elevated location in the mountains of Lake Las Vegas, The Peaks models are currently under construction with an interest list now forming.
