Communities earn top ranking

Two Southern Nevada master-planned communities are again among the top communities in the United States.
Mountain's Edge and Providence, which are being developed by Las Vegas-based Focus Property Group, rank in the top 10 of the annual survey by independent real estate advisory firm RCLCO.
Mountain's Edge, a 3,500-acre master-planned community in southwestern Las Vegas, was certified as the No. 5 selling master-planned community in the country in 2010. Providence, a 1,200-acre master plan in northwestern Las Vegas, ranked No. 7.
"We are delighted to see Mountain's Edge and Providence, perennial performers in one of the toughest markets in the country, among the top 10," said Laura Cole, RCLCO vice president.
Last year, Mountain's Edge and Providence ranked No. 3 and No. 5, respectively.
The Villages in Florida, an age-qualified community, was No. 1 and Irvine Villages in Orange County, Calif., was No. 2. For the complete survey, visit rclco.com.
"Given the continued weak performance that Las Vegas is experiencing, compared to the majority of the country, we're especially pleased with last year's top-10 national rankings for both Mountain's Edge and Providence," said John Ritter, chief executive officer of Focus Property Group. "The continued performance by these communities is even more gratifying considering their size and that they are located in a city with a population of under 2 million compared to some projects in the survey that are much larger, with double or triple the population in their marketing regions.
"Mountain's Edge remains the best-selling community in Nevada with Providence the second best-seller," added Ritter. "For the fourth year, Mountain's Edge and Providence placed high in the top 10 nationally. We are proud of the quality of life a Focus Property Group master plan offers, and strive to provide an attractive community with amenities such as parks and walking trails, as well as proper planning for schools, shopping and transportation. We are also thrilled that the homebuilders within our projects provide well-designed and affordable homes. We know it is a homebuyer's market, and hope that both Mountain's Edge and Providence are delivering the right product for the discerning home buyer."
RCLCO has been releasing its top-selling master planned community rankings since 1994. The Washington, D.C.-based firm retains the industry's most in-depth knowledge bank of master-planned community data and trends. Each year, RCLCO invites more than 400 communities across the nation to participate in its annual master-planned community survey, which includes information on a variety of measures in addition to sales.
When developed, Mountain's Edge will have 14,500 residential units, four elementary schools, two middle schools, one high school and several parks. The community features an 80-acre Exploration Park with trails leading up to 2,846-foot-tall Exploration Peak, picnic and play areas, an archaeology dig site, and outdoor amphitheater. Wide boulevards lined with hundreds of mature shade trees frame Providence, which will house 7,500 single and multi-family units. The master plan features the Providence Promenade, a nearly half-mile long linear park. The community has trail systems and will have two neighborhood parks. For information, visit providencelv.com.
