Family finds home in Henderson

Ed and Renee Sumner's long new-home search finally has a happy ending at Pardee Homes' new Horizon Ridge neighborhood in Henderson.

The Sumners and their son Derrick, 15, and daughter Alyssa, 11, spent the past year and a half looking for a home in the market.

"We realized we weren't going to win against cash buyers for a resale home and we didn't like the large LID (local improvement district) and SID (special improvement district) fees that we encountered at many new-home communities," Ed Sumner said. "We have lived in the Green Valley area since relocating from Washington last year and we were excited to find a new home without all the extra fees in this area."

A phone call inquiry led the family to Pardee's sales agent Aime Sibley.

"Their timing was perfect as we were just getting ready to introduce Horizon Ridge to those who were on our interest list," Sibley said. "Ed and Renee came and toured the models and put a deposit down on a Plan Three in the very first release of homes."

Ed Sumner is active duty U.S. Army and it was important to know the "real" cost of the home so they could utilize the Veterans Affairs financing.

"We really liked that Pardee made it easy to know what is included and how much each option is," Ed Sumner said. "That helped us make our decision quickly and know exactly what options we could include and still qualify for our financing."

Pardee includes such items as slab-granite kitchen countertops, radiant-roof barrier, stainless steel appliances and maple cabinets as standard features at Horizon Ridge.

Plan Three measures 2,523 square feet with four bedrooms, three baths, great room, dining room, loft and three-car garage and can be built with an optional fifth bedroom instead of the loft.

"We're excited to finally be moving forward after spending so much time looking," Renee Sumner said. "And we like all of the conveniences located nearby without all of the congestion we've experienced around our current neighborhood."

Located in Henderson south of the Las Vegas Beltway at Horizon Ridge Parkway and Gibson Road, the neighborhood features the builder's LivingSmart collection of three two-story floor plans that range from 2,183 to 3,001 square feet with features such as great rooms, bonus rooms, as many as seven bedrooms and optional decks. Each floor plan can be built with a patio/outdoor room with a unique 12-foot glider package that allows the room to open to the outside.

Prices start from $261,950, and only 45 homes are planned for the community, which features an elevated view.

Plan Two measures 2,183 square feet with four bedrooms, three baths, great room, spacious kitchen and two-car garage with optional third bay or workshop in a two-story design.

Plan Four measures 3,001 square feet with five bedrooms, three baths, extra-large bonus room, living room, game room and three-car garage. Options include a den instead of the living room and optional sixth and seventh bedrooms and fourth bath instead of the game room.

Pardee's LivingSmart brand is a program with standard and optional measures that boost energy efficiency, save water, improve indoor air quality and encourage material conservation and the use of recycled or sustainable resources in new homes, according to Sibley. LivingSmart provides more than 30 earth-friendly standard and optional systems and features for new-home buyers, and it applies to every newly designed home the company offers, she said.

To reach Horizon Ridge from the Las Vegas Beltway, exit at Gibson Road and travel south. Turn left onto Horizon Ridge Parkway and then right onto Hodgson Street and the models are on the right.
