Summerlin’s Paseos village presents Capistrano by Ryland

Hidden rooftop decks, courtyard pools, an inverted floor plan and large accordion-style sliding glass doors that merge indoor/outdoor living spaces are just a few of the architectural elements at Capistrano by Ryland Homes. Located in The Paseos village, Capistrano offers four floor plans.

“These are homes you have to see to believe,” said Danielle Bisterfeldt, Summerlin marketing director. “The curbside appeal of these homes is outstanding, and unusual elements such as a private courtyard pool are superbly executed. But perhaps the most notable design concept in these homes is the amount of space for entertaining.”

First-floor great rooms can become breezeways connecting front courtyards and backyard loggias when optional accordion-style glass doors are opened, eliminating walls and opening up the entire lower level living space.

A second-floor bonus room and deck afford additional lounge space, and rooftop decks create top-level outdoor living space with views of the Strip and Red Rock Canyon National Conservation Area.

“Ryland Homes hit a home run with Capistrano,” Bisterfeldt said.

The four floor plans range from 2,557 to 3,000 square feet and include entry foyers, three to five bedrooms and as many as 4½ baths. Each is accented by front courtyards, porches and loggias.

One floor plan includes a split-level design with the main living space, including kitchen and master suite on the upper level to take advantage of decks and views.

Ground level space includes secondary bedrooms, family room and den with courtyard entry and access to three-car garages. Floor plan options include a casita, deck, supper loggia, courtyard swimming pool and built-in rooftop deck fireplace.

These home designs are enhanced by energy-saving building elements. Solar-ready options are also available. Homes start in the low $400,000s.

The Paseos village is north of West Charleston Boulevard and west of the 215 Beltway.

The area includes easy access to grocery stores, neighborhood services and the 12.5-acre Paseos Park. Capistrano is near Downtown Summerlin, with a 106-acre fashion, dining and entertainment regional retail center opening Oct. 9.
