Revived Henderson master plan adds to line-up of participating home builders

A revived master plan in Henderson continues to add to its roster of participating homebuilders.
The LandWell Co. has signed a deal with Ryland Homes for two neighborhoods in the first phase of Cadence, a 2,200-acre master plan it’s developing near Lake Mead Parkway and Boulder Highway.
In all, Ryland will build 179 homes on 19 acres.
The company joins Woodside Homes and Lennar, which have already committed to building at the master plan.
“We’re pleased to have Ryland Homes join Cadence,” LandWell CEO Mark Paris said in a statement.
Ryland is building 13 communities across Southern Nevada, but the floor plans it offers at Cadence will be unique to the master plan.
The Monroe collection will have four floor plans of three-story homes ranging from 2,251 square feet to 2,551 square feet, each with rooftop decks. Huntington will feature two-story homes from 1,939 square feet to 2,400 square feet. Roof-top decks will be optional.
Construction is to begin in late 2014; sales are set to start in early 2015.
Cadence will have 13,250 homes and 450 acres of open space, including a 50-acre central park, a 100-acre sports park and 30 miles of trails. There’ll also be a bike-share program and Wi-Fi in public parks.
■ A local brokerage recently closed on a big multifamily sale.
NAI Vegas’ Sauter Multifamily Group marketed and sold Cimarron Apartments, a 240-unit complex at 8301 W. Flamingo Road.
The closing price was $24.5 million, or $102,000 a unit.
The Sauter team represented the seller, 8301 W. Flamingo Road Holdings LLC. The buyer was FF Realty II LLC.
■ Brokers with the local office of Marcus &Millichap helped arrange two seven-figure sales.
Perry White, Cesar Talavera and Brett Beck represented sellers WA Somerset Park 1 LLC and WA Somerset Park 3 LLC in the $7.8 million sale of Somerset Park, a 51,646-square-foot medical office complex at 7710 W. Sahara Ave. White and Beck also represented the buyer, who wasn’t listed on the Clark County Assessor’s website at press time.
Also, investment specialists Joshua Jordan and Cameron Glinton listed and sold for $1.25 million the Sunset Apartments, a 30-unit, 29-year-old apartment property at 1701 N. Rancho Drive. The sellers were Hem Gupta and Krishna Gupta. The buyer was Sunset City LLC.
■ Colliers International helped several clients complete sales and leases in recent weeks.
Jason Lesley, CCIM, and Bridget Richards, CCIM, represented Seven Hills MOB 870 LLC in its $8.15 million sale of 42,663 square feet of space at 866 and 870 Seven Hills Drive. The buyer was Riverside 7 Hills and Westend 7 Hills.
Grant Traub and Chris Connell represented D&A Holdings Group LLC in its $1.05 million purchase of a 16,000-square-foot office property at 5041 N. Rainbow Blvd. Galit Rozen of Commercial Professionals represented the seller, the law firm of Haines &Krieger LLC.
Connell also represented landlord Laborers International Union of North America Local 782 in a $695,943 lease of 3,770 square feet of office space at 7135 W. Sahara Ave. Stacy Scheer represented tenant Anthony M. Ricciardi Jr. Ltd.
And Connell helped tenant Wing Nutz North Las Vegas LLC lease 1,900 square feet of retail space at 6485 N. Decatur Blvd. Kevin Marsh of Shadow Mountain Marketplace LLC represented the landlord in the $589,189 deal.
Finally, Spencer Pinter represented landlord Spring Mountain Developers LLC in its lease of 8,849 square feet of industrial office space at 5670 Wynn Road. Ryan Hogge of First Real Estate Cos. represented tenant Excelsior Media Corp. in the $426,792 agreement.
■ Newmark Grubb Knight Frank helped arrange several long-term, high-value leases.
Eric Berggren represented East Valley Urgent Care LLC dba Urgent Care Extra in its 120-month lease of 4,550 square feet at 5891 E. Charleston Blvd. Todd Boyer of ROI Commercial Real Estate represented lessor Orchards Marketplace LLC in the $1.35 million agreement.
Berggren also represented tenant Urgent Care Extra — Cactus &Southern Highlands LLC in its 120-month lease on 4,000 square feet of retail space at 10530 Southern Highlands Parkway. Jeb Betz of Juliet Realty Group represented landlord O &O Enterprises in the $1.2 million deal.
Michael Kammerling represented landlord Rainbow Maule Plaza LLC in a 120-month lease of 2,310 square feet of space at 6910 S. Rainbow Blvd. Lauren Tabeek and Robin Civish of Voit Real Estate Services represented tenant Turtlehead LLC dba Moe’s Southwest Grill in the $713,685 contract.
And Nelson Tressler and Michael Zobrist helped landlord Arash LLC lease 4,550 square feet of retail space at 10880 S. Eastern Ave. for 60 months to ATA Martial Arts LLC. James Frasure of Keller Williams Realty of Southern Nevada represented the tenant in the $356,720 lease.
