Health care campus, senior housing planned for Henderson

A developer wants to build a 27-acre campus in Henderson that would include medical offices, senior apartments and an assisted living facility.

The "Gateway" project would be off Boulder Highway, just east of the Cowabunga Bay water park.

It also would be near Union Village, the huge "integrated health village" that will include a new Valley Health System hospital.

City Council members said the Gateway project could help revitalize the area and create a health care corridor.

"There's wonderful potential in that part of Henderson," Councilwoman Debra March said, adding that the city has been debating how to improve the area for more than 20 years.

Insight Investment Partners, which submitted the plans for Gateway to the city, declined to comment.

"It's just a little too preliminary to talk about it," said Jackie Peterson, the firm's chief operating officer.

In plans submitted to the city last week, Insight outlined the three parts of the proposed campus, which would be west of Boulder Highway between Galleria Drive and Gibson Road.

On the south, a senior housing village would include three apartment buildings, each three or four stories high, plus a pool, putting green, clubhouse and dog park. On the north, a commercial park would have shops, restaurants and a hotel. And in between, a health care plaza would include medical offices and skilled nursing and assisted living facilities.

The project "will serve to meet the growing need for health care and senior housing trends," the developer wrote in a letter accompanying the application.

March said the area around Boulder Highway was one of four "transit corridors" identified for improvements during the Southern Nevada Strong regional planning effort.

Ideas include narrowing the road, which would make the area safer for pedestrians, and adding bike lanes and perhaps a transit lane. March said residents and city officials also envision more housing and possibly a grocery store nearby.

The area could see increased development when U.S. Highway 95, which runs through it, becomes part of the new Interstate 11.
