Builder offers incentives at Aliante

Home builders at Aliante, a North Las Vegas master-planned community, are offering a variety of price specials and incentives. Buyers can take advantage of opportunities for immediate move-in, as well as the ability to choose a home site and create their own personalized home.
Sia Howe, vice president of marketing for Astoria Homes, said licensed real estate professionals should be aware that through May 11, Astoria is offering a 5 percent commission to Realtors whose clients purchase selected homes that are ready for immediate move-in at the builder's Prominence at Aliante and Fields at Aliante neighborhoods.
"This is an exciting, but limited opportunity for home buyers to realize great savings, while their Realtors earn enhanced commissions for their hard work," Howe said. "We are offering a limited selection of spacious and luxurious homes, along with incredibly competitive pricing and very attractive financing options."
Prominence is a private, gated neighborhood of two-story homes ranging from 2,830 to 4,449 square feet and priced from the low $400,000s. The majority of the homes feature family rooms, three-car garages, bonus rooms, courtyards, flex space and an owners' retreat.

The Fields at Aliante offers four- and five-bedroom designs that measure from 2,228 to 3,374 square feet. The homes feature 21/2 to three baths, two- to three-car garage, loft, bonus room and owner retreat. Prices start in the low $300,000s.

Sun City Aliante, by Del Webb, is an age-qualified community offering single-story homes that range from 1,155 to 1,716 square feet and priced from the mid-$200,000s.
Springdale, by Pardee Homes, is a gated neighborhood of one- and two-story homes ranging from 2,754 to 3,289 square feet and priced from the high $300,000s.
Autumn Ridge, by Pardee Homes, is a gated neighborhood that offers a selection of one- and two-story homes ranging from 2,695 to 4,245 square feet, priced from the high $300,000s.
Aliante is a development of North Valley Enterprises LLC, an affiliate of American Nevada Co. and Pulte Homes. The community's explosive growth helped make North Las Vegas one of the fastest-growing cities in the nation in recent years.
Encompassing more than 1,900 acres, the community is bordered roughly by Grand Teton Drive, Centennial Parkway, Decatur Boulevard and Clayton Street. Interstate 215, the Las Vegas Beltway, intersects Aliante, providing access to Interstate 15 and U.S. Highway 95.
About 428 acres in Aliante's master plan are designated for recreational and public purposes including the Aliante Golf Club, the 20-acre Nature Discovery Park, Deer Springs Park, Aviary Park, an arroyo and more than 24 miles of lighted concrete trails and linear parks.
Proposed plans for Aliante include two elementary schools and a middle school, all of which would be built by the Clark County School District. The community's first school, the Theron H. and Naomi D. Goynes Elementary School, opened its doors in 2005.
A new fire station was opened in 2004 and the Aliante Library, located adjacent to the Nature Discovery Park, opened in 2006.
About 100 acres in Aliante are allocated for commercial development. Residents have access to shopping, dining and professional services at the community's various retail centers and the Aliante Corporate Center office park.
Ground was broken during the first quarter of 2007 for the Aliante Station hotel and casino, which is scheduled to hold its grand opening later this year. The Station Casinos-owned resort will be located on a 40-acre parcel at the northeast corner of I-215 and Aliante Parkway.
