Couple retires in Mira Villa condo

David and Marcia Cook said they knew they had found their new home when they decided to downsize from the Anthem Country Club area to Mira Villa, gated, a luxury condominium community in Summerlin.

The Cooks were the first residents to move into Mira Villa in December of 2009 after they purchased a three-bedroom unit. Avid travelers, the Cooks were looking for a place that they could "lock and leave," forgoing anxiety about upkeep of landscaping or a pool.

Mira Villa was in receivership at the time, prior to its purchase by Condo Capital Solutions, and could have been perceived as a risky purchase in an uncertain economy.

The Cooks, however, took the leap of faith and said they have been more than satisfied with how that "leap" has played out.

"We looked at many developments in Summerlin and the greater Las Vegas area, but none had the triumvirate of 'must-haves' that we were looking for," said David Cook. "We wanted a great view, nice amenities and a single-floor layout. Mira Villa satisfies all three."

The community is located near Tivoli Village shopping center and is a half-mile from a freeway entrance.

Amenities include a swimming pool with waterfall, five hot tubs and spas, a state-of-the-art fitness center, central park with walking paths, access to the Summerlin trails system and partnerships with local golf courses like TPC Las Vegas.

While the Cooks said they were pleased with their new home, it wasn't until Condo Capital Solutions purchased the development in summer 2011 that they really started to see the benefit of their investment.

"CCS takes great care of the property. Our unit sits over green space and we love the landscaping and greenery that we see from our windows," Marcia Cook said. "They're extremely prompt if we need any repairs and the HOA (homeowners association) has been fantastic."

The couple said there is a sense of community at Mira Villa.

"We have great neighbors that really take pride in their homes and the property as a whole," David Cook said. "Our friends visit and say, 'Geez, this condo lives like a house' and it does. It's our new home."

The community is 15 minutes from the Las Vegas Strip in the heart of Summerlin.

Mira Villa overlooks the TPC Las Vegas and Angel Park golf courses in The Canyons village. It is near shopping, Summerlin Hospital Medical Center, the Academy of Nevada Ballet Theatre, Red Rock Canyon National Conservation Area and casinos.

The community comprises 21 midrise buildings constructed of concrete and steel with emphasis on sound abatement and state-of-the-art fire-protection, according to company officials.

Amenities include panoramic golf-front, city, mountain and Las Vegas Strip views; spacious floor plans; private terraces; private two-car garages; private elevators; pool, spa, fitness center and outdoor barbecue areas.

A relationship with JW Marriott Las Vegas Resort & Spa provides owners to with discounted spa and salon treatments; nightly room rates; discounted food and beverages; complimentary shuttle service to the resort and golf concierge; in-home catering service; in-home housekeeping services and pool memberships and day rates.

Additionally, owners benefit from a relationship with TPC Las Vegas, which includes discounted rounds of golf and other amenities.
