Spring Valley and Enterprise to revisit their land use plans

Clark County officials are set to update the Spring Valley Land Use Plan through a series of open houses and board meetings.

The land use plan guides development in Spring Valley, which covers about 22,865 acres in ZIP codes 89103, 89113, 89117, 89118, 89146, 89147 and 89148.

“(The plan) was last updated in 2009 and is updated approximately every five years through a public process,” said Dan Kulin, county spokesman. “It is updated to stay current with county policies and goals and the needs of the community.”

The county hosted an open house April 22 to allow community members to request land changes in Spring Valley. Additional open houses are planned for 4:30 to 7:30 p.m. June 3 and July 15 at the Desert Breeze Community Center, 8275 Spring Mountain Road.

“There have been about 30 requests (so far) for adjustments to the land use designations by property owners,” Kulin said. “Many of them (request changes) from commercial designations to residential designations. Staff is also looking at adjustments to the land use plan.”

Each request is set to be presented before the Spring Valley Town Advisory Board, the county Planning Commission and the Board of County Commissioners.

“Property owners will have a chance to explain the reasons for their change requests, and citizens will have the opportunity to comment for or against the proposed changes,” Kulin said. “The final hearing before the (Board of County Commissioners) takes into account the previous votes and public testimony.”

The Spring Valley Town Advisory Board is set to meet May 13, June 24 and July 29 to discuss the plan. Public hearings are scheduled for Aug. 19 and Sept. 17. Times and locations are to be announced.

“It’s important to update the plan because the dynamics and economics of a community can change drastically in five years,” said Susan Brager, county commissioner. “We want to make sure the public has input and gets what they think and what they feel makes for a good community.”

County officials also plan to update the Enterprise Land Use Plan, which covers about 42,950 acres in ZIP codes 89113, 89118, 89119, 89123, 89139, 89141, 89178, 89179 and 89183.

The Enterprise Town Advisory Board is scheduled to meet May 28, July 9 and 30 and Aug. 13 to discuss the plan. Enterprise open houses are planned for the weeks of June 15 and July 13. Public hearings are planned for Sept. 2 and Oct. 8. Times and locations are to be announced.
