American West unveils Woodbridge

American West Homes is presenting a grand opening celebration at Woodbridge in the Coronado Ranch community, located in the southwestern Las Vegas Valley.

The builder will hold the event from 1 to 4 p.m. today. It will feature a live band and refreshments.

The homes range from 3,435 to 4,770 square feet and start at $475,500.

They feature four to six bedrooms, 21/2 to four baths, formal living and dining rooms, lofts, game rooms, master suites, dens and guest suites, depending on the floor plan.

"The 4,770-square-foot plan is a three-story home with an included elevator. When you do the math, that's just $118 per square foot. It's an unbeatable price for all the beautiful home features, space and stunning architectural details included in our homes. It's something you have to see to believe," Canarelli said.

More than 200 real estate agents attended the Woodbridge preview in April. The agents toured the five model homes and viewed a presentation by real estate expert Richard Lee.

Woodbridge features four two-story homes and one three-story home.

The Alexander floor plan features 3,435 square feet with four bedrooms and 21/2 baths. The home includes a great room, formal dining room, library, upstairs game room and study.

Featuring 3,536 square feet, the Benjamin floor plan includes five bedrooms and three baths. The Benjamin includes formal living and dining rooms, family room and downstairs bedroom. Upstairs, homeowners enjoy a game room and the option of a fourth bath.

The 4,039-square-foot Elizabeth plan offers four bedrooms and 21/2 baths. This plan includes formal living and dining rooms, a downstairs master suite, upstairs study and optional extended game room that can be built as a second master suite. The Elizabeth is an ideal floor plan for extended families, Canarelli said.

The Gabrielle offers 3,500 square feet with six bedrooms and four baths. Homeowners enjoy formal living and dining rooms, family room and the options of a downstairs den and upstairs study.

At 4,770 square feet, the Nathaniel is the largest floor plan available at Woodbridge, featuring five bedrooms and 31/2 baths.

The first floor includes a game room, bedroom, storage, laundry, bath and the option of a wine cellar.

The second story features the main living space, including the kitchen with island and butler's pantry, family room, formal living and dining rooms and covered balcony.

The third floor is home to the master suite and three additional bedrooms.

This home comes with an elevator.

There is also an option for a second master suite on the first floor.

Woodbridge is American West's seventh neighborhood within Coronado Ranch. Other neighborhoods include Promontory, Kingsbridge, Tradition and Heritage.

"Coronado Ranch is ideally located. The community is surrounded by popular shopping centers, great restaurants and state-of-the-art schools. And with easy access to the 215 Beltway, residents are minutes from the airport, Las Vegas Strip and recreation areas such as Red Rock," Canarelli said.

To visit, take Interstate 215, the Las Vegas Beltway, to Rainbow Boulevard. Head south on Rainbow Boulevard. Turn left on Shelbourne Avenue and then right on Fox Brook. Turn right on Wigwam Avenue.

The entrance to the model homes is on the left. The sales office is open daily from 10 a.m. to 6 p.m.
