Nevada Builder Trade In option for homeowners

Programs dedicated to selling homes have caught the attention of homeowners who are interested in selling their home and buying a new one. Details among the different programs may vary, as well as a very important factor — the projected sales price.

Robin Smith of Keller Williams Las Vegas, who has helped hundreds of homeowners purchase a brand-new home contingent on the sale of their current home through the locally operated Nevada Builder Trade In Program, dares homeowners to compare their options when choosing a Realtor or program to sell their home, because thousands of dollars are on the line.

“The thought of selling your home while buying a brand-new one can be intimidating. Many people wonder how long it will take to sell their home, and if the closing date will align with when a builder completes construction of the home they want to buy. The Nevada Builder Trade In Program can help you through this process as we’ve been helping hundreds of Southern Nevadans buy and sell their homes at the same time since 2014,” said Robin Smith, who operates the Keller Williams contingency program in Southern Nevada with her brother, Robert Smith.

“There are a few programs out there that promise to buy your home sight unseen after you fill out an online form for a computer-generated price, with offers a good 12 to 15 percent below market value plus a bunch of fees, and the company planning to resell your home for profit. Choosing this type of program — instead of a Realtor who understands Las Vegas’ current seller’s real estate market and who has the goal of selling your home for the highest amount possible — will lead you to losing thousands of dollars in profit. I dare home sellers to compare the different programs and Realtors.”

The Nevada Builder Trade In Program is an example of a program that focuses on helping clients realize the highest sales price possible while they purchase a home on contingency from a builder-partner. The program’s first steps: The Smith Team visits the home to review its condition, offers a competitive sales price based on a comparative market analysis of recently sold nearby homes of similar size and features, and provides ideas of how to increase the sales price through staging and minor home improvements.

“Our ultimate goal is to sell your home for the highest price possible so that you can move into your newly constructed home,” Robin Smith said, adding that the program has achieved a 97 percent success rate in selling homes at the projected price within the designated time frame as agreed upon with the builder constructing the client’s new home.

If a homeowner chooses the Nevada Builder Trade In Program to buy and sell their home on contingency, the Smith Team will list, market and sell the home at a reduced commission while offering the buyers’ agent the standard 3 percent commission. Additionally, the Smith Team will help arrange for moving services or help locate a temporary rental, if needed, between the sale of the current home and the completion of the new home.

The Nevada Builder Trade In Program is offered at more than 50 Las Vegas Valley neighborhoods constructed by builder-partners Beazer Homes, CalAtlantic Homes, Century Communities, Pulte Homes and Woodside Homes, as well as Sun City Mesquite by Del Webb. Some neighborhoods sell standing inventory homes on contingency.

“If you compare the different approaches and projected sales prices, more times than not, you’ll find that the Nevada Builder Trade In Program projects a significantly higher sales price than programs that don’t set foot in your home. Taking the time to compare can lead to literally tens of thousands of dollars more profit for your family,” Robin Smith said.

Homeowners interested in purchasing a home on contingency at a non-builder-partner neighborhood and receive benefits similar to the Nevada Builder Trade In Program should contact the Smith Team before beginning their home search.
