Nevada Builder Trade In Program helps you buy, sell

The ultimate goal when selling a home is getting the most money for it that you can. After all, it is a business transaction and like all business transactions money is the name of the game.

“Why would you intentionally sell your home for less when you can get more?” is a question asked by Robin and Robert Smith of the Smith Team at Keller Williams Las Vegas, which operates the Nevada Builder Trade In Program in the Las Vegas valley, which helps homeowners purchase a brand-new home on the contingent sale of their current residence.

“There have been some heavily advertised programs that guarantee a very quick sale of your home, and all that you have to do is go online, type in some information and click a few keys to receive have a purchase offer. It sounds easy and stress-free, but there’s a catch. You receive a low-ball purchase offer from a company that plans to resale or flip your home for their profit,” Robin Smith said.

“When you take this click-the-mouse home-selling route with a computerized company instead of working with an established company or Realtor, you are agreeing to sell your home for at least 10 to 15 percent below market price. You’re letting another company make $15,000, $30,000 or even $50,000 profit that you could easily keep for yourself if you just do your research and choose a company that works for you instead of a home flipper.”

A better choice is the Las Vegas-based Nevada Builder Trade In Program whose ultimate goal is selling clients’ homes for the highest price possible so that they can purchase a brand-new home on contingency.

The Nevada Builder Trade In Program’s strategic approach, based on a Keller Williams International program, has streamlined the buying-selling process for hundreds of Southern Nevadans over the past three years and helped more than 90 percent sell their homes within 30 to 60 days so they could purchase a brand-new one from a home builder partner.

If a homeowner decides to purchase a new home on contingency through the Nevada Builder Trade In Program, the Smith Team will list, market and sell the client’s current home at a reduced commission while offering the buyers’ agent the standard 3 percent commission. Additionally, the Smith Team will help arrange for moving services or help locate a temporary rental, if needed, between the sale of the current home and the completion of the new home.
